Annual Meeting
Minutes from the May 6, 2006 Annual Meeting were mailed last week. You should already have received them. Please call with any questions.
Capital Projects
Village chimneys –The last nine Village chimneys to be rebuilt are completed. Despite day after day of rain the contractor completed on time and the project was finished before the arrival of the majority of summer guests.
Cluster roofs – Work continues on the roofs in C cluster. To date repairs have been made to B-2, B-6, B-7, C-6, C-7, and C-8. Work is about to begin on C-1 and C-4.
E-pay
As a reminder, The Woods offers Direct Payment as a preferred method of paying your monthly statement. To enroll in this program, please contact The Woods administrative office and an authorization form will be sent to you.
Grounds
The gravel road to G cluster and the parking lot at G have been resurfaced and graded. The lot was in very bad shape and overdue to be completely redone. A washout on the road to the upper pump house has been repaired and the culvert reset. You may notice several areas throughout the site that have had some fill added and are being graded and seeded. The crew continues to focus on projects like these that should have long term impact.
Refurbishment
Eight owners have responded that they would like to replace appliances or proceed with some refurbishment in the unit. We are asking local vendors to provide us with their best proposals for Woods owners and will keep you informed as soon as we have some worthwhile offers.
Rental Survey
Forty owners have responded to the rental survey which was sent out in June. So far, 15 owners would like to participate in a Woods rental program, 12 more might participate, 7 non-rental owners are OK with the idea, 2 are not sure, and 4 owners are opposed. If you have not yet responded and have an opinion we need to hear from you. Thank you.
Spa
Spa revenues for June were again up from last year ($7,800 for ’06 compared to $5,500 for ‘05). We hope to keep the momentum going through the summer. With the arrival of July we are now seeing a lot of rental guests using the pool, tennis courts, and exercise room.
Summer Rentals
Please remember that if you rent your unit, you or your agent need to provide your guest with a key. We are not always here and are not in a position to act as a rental agent. Please be sure your renter has any mail being forwarded to The Woods to include your unit # as part of the address. Thank you to everyone who informed us of renters they were expecting. This helps us coordinate mail and Spa access.
