Capital Project Update
Major capital projects are finished for the winter. We are planning on painting the Spa exercise room before the Christmas Holiday and we are awaiting delivery of new lobby furniture.
We have received estimates between $25,000 and $30,000 to resurface all of the outside walkways and steps throughout The Woods and have that as a possible capital project for next summer. The Cluster units have one more summer of roof repairs and we are soliciting rough estimates for replacing the Village roofs. The Village roofs do not have the design problems experienced with the cluster roofs but should be replaced in the near future before they leak and cause interior damage.
Fall Homeowner Meeting
The Fall Homeowners’ meeting was held on Saturday October 22. The Woods management staff reviewed financials and operations. Financially we are on budget for both operations and capital year to date. A complete list of the items covered is posted on our website www.WoodsResort.net under the newsletter section of “For Owners Only”.
Grounds
The grounds crew has placed stakes next to hydrants and propane tanks for easy identification in snow covered grounds. Fallen leaves have been removed two to three times and still continue to gather in unit entries. Our first snow fell Sunday, October 28 leaving 4 inches or so on the roads and walkways.
Maintenance
Owner request for “In Unit Maintenance” continues to grow and we are currently looking to hire an additional staff person with the appropriate skill set to assist Jim Bauer. The Swedish shower in the Spa women’s locker room was leaking badly and the ceiling in it has been opened up to allow access to the plumbing for repairs.
