Board of Director Candidates
Three positions for The Woods Board of Directors will be open for election at this coming May’s annual meeting. One position has remained open since last May when only two candidates ran for three positions and two of our current director’s positions expire this May. In accordance with “The Revised and Restated Bylaws of The Woods Owners Association” directors shall be elected at the Annual Meeting for staggered two year terms. A Director must be a Unit Owner or duly authorized agent of an Ownership Entity at all times during his or her term.
The current Board has a regularly scheduled two hour meeting once per month conducted by conference call. The Association is self managed and employs management and staff positions to carry out the directives of the Board. Some key objectives of the Board at this time are:
- Continue to improve communication with owners
- Manage expenses while continuing to improve operations and the overall aesthetics of The Woods
- Continue capital improvements needed to maintain and increase property values
- Optimize use of the Terra Median facility
- Finalize the Kohl/Madowitz Development Agreement and resolve the associated law suit
We are asking candidates for the open positions to please submit a brief resume detailing their objectives and qualifications for serving on the Board. As previously requested by Members of the Association, resumes received will then be copied and sent to all Woods Owners for review prior to the Annual Meeting scheduled for May 5, 2007. Summer Monthly Rentals
We have received several requests from people looking for Woods units to rent this coming summer. If you do not already have a renter and would like us to refer inquiries your way, please call us or e-mail us with the dates your unit will be available and your contact information. We will refer the rental inquiry directly to you. We are not acting as the rental agent and do not want to be involved in any negotiation or follow up.
Maintenance
Power Pedestal Accident – On Saturday, January 13 a renter at the Woods hit the electric power pedestal with his vehicle causing a partial power outage for several hours affecting many Woods units and the Terra Median and causing power fluctuations which damaged some pumps and starter motors for the pool and hot tub. The utility company had the power restored by 5pm that Saturday and our maintenance crew used many favors to get needed repair parts on Sunday morning. They had the pool and hot tub operational if not 100% by Sunday afternoon. We apologize to anyone who was here and was inconvenienced in any way. Overall it was extremely impressive that our crew had the pool and hot tub back on line the very next day (a Sunday at that) limiting the disruption of services to our owners and guests.
Frozen Pipes – The arctic cold snap and high winds on January 25 and 26 resulted in frozen pipes in half a dozen Woods units. Our maintenance and grounds crew spent the two days going from unit to unit checking for freeze ups, and assuring that the heat was on and circulating in every zone. With only one exception they discovered frozen pipes and thawed them before any damage was caused, saving homeowners what could have been sizeable repair costs. When extreme cold is forecast it is important that owners and guests leave the heat set at 65 degrees to prevent freeze-ups. When the heat is turned down the water in the baseboard heat does not circulate as frequently and a cold spot readily turns into a freeze up causing far more in damage expenses than the fuel dollars saved. Please remind your renters and guests not to lower the heat below 65 degrees when cold weather is expected.
Spa News
Despite January’s lack of snow and shortage of area guests, the Spa beat last January’s service levels and met its budgeted revenue number. We continue to be encouraged by our growing reputation in the region and the number of repeat customers we are seeing. With most area rental units full for the President’s holiday week we are already receiving strong bookings and look forward to a good February. Think snow!!
