Annual Meeting
The Woods Annual Meeting is scheduled for Saturday, May 5, 2007. This meeting does involve voting and does require the presence, in person or by proxy, of members representing not less than 50% of the voting power of the Association to constitute a quorum for the transaction of business including the election of Directors and approval of operating and capital budgets. We hope you will be able to attend.
Board of Directors Candidates
There will be three positions open for The Woods Board of Directors. We ask that candidates please submit a brief resume to The Woods administrative office as soon as possible. Questions concerning the position and duties may be directed to any of the current Board members or Tony Hart, General Manager for The Woods.
Maintenance/Grounds
February finally brought a significant snow storm. In fact, meteorologists state that we had one of the largest snow falls in a 24 hour period on record in Vermont. Everyone on our maintenance and grounds crew spent days plowing and shoveling to keep roads and walkways open during the storm, to provide access to fire hydrants, propane tanks, our water storage tanks and wells and then to remove snow on roofs around all vent pipes and ridge vents. Roof leaks did occur in several front roofs in A cluster where the venting of furnace and bathroom fans is different from latter buildings and on two other cluster front roofs which have not yet been repaired. Our crew is making every effort to stay proactive with snow removal.
On Sunday, February 18, our elevator in the Terra Median building malfunctioned and would not open trapping one of our Spa therapists and a client inside. Our elevator service company and the local fire department responded freeing the riders after having been trapped for an hour in the elevator. The problem was traced to water from the snow on the roof dripping down the elevator shaft and shorting a circuit board which controlled the door operation. The elevator was repaired and back online that evening.
Our in-unit maintenance continues to serve owners well. Surveys are sent with all service invoices and the response has been overwhelmingly favorable regarding the level of service, communication, and value.
Spa News
The Spa had a strong holiday week but a soft start to the month will leave us slightly behind budgeted revenue in February for the first time in many months. Year to date we are still ahead of budget. Some owners have mentioned that the locker facilities become overcrowded during the peak hours on Saturdays and holiday periods. We are aware of the issue and are looking for ways to help alleviate the problem. We apologize for any inconvenience.
