Widespread Power Outage
The late April storm Sunday and Monday brought a foot of heavy wet snow to Killington and severe wind to the area Monday morning. The Woods lost power from Monday morning until Tuesday morning. Temperatures were in the 30s and 40s and freeze ups in units was never an issue. With power back on The Woods maintenace crew is checking units to verify that furnaces and water heaters are back up and operating properly. Wind damage to trees and power lines was extensive and many homes in the area are still without power and may be so for several more days.

Annual Meeting
The Woods Annual Meeting is scheduled for 9AM, Saturday May 5, 2007 at The Summit Lodge on the Killington Road. The NOTICE, Agenda, Proxy, Proposed 2007/2008 Budget, Balance Sheet, Voting Information, and Billing Forecast will be sent out the week of April 9. Please RSVP that you plan to attend or please return your Proxy. You may designate your Proxy to any Association Member attending the meeting. If you do not specify someone, the President of the Board of Directors will vote as your Proxy. It is very important that you either attend the Annual Meeting or submit your Proxy. You may return your proxy immediately and then withdraw it if you are able to attend the meeting in person. Members representing at least 50% of the voting power of the Association must be present in person or by proxy to constitute a quorum for the transaction of business.
Board of Directors Candidates
There are 3 positions open for the Board of Directors. At this time Bob Fers owner of V-9 and F-7, Chris Arrowood owner of C-5, and Paul DiGeronimo owner of E-12 have expressed interest in serving on the Board. We ask that nominees submit a brief resume generally stating a little about themselves, any relevant experience, and any thoughts regarding the future of The Woods. Nominations will be accepted up until the day of the Annual Meeting and at the Meeting; however, candidate resumes must be received immediately to be included with the NOTICE and information package being sent to all Homeowners the week of April 9th.
Maintenance/Grounds
With several significant snowfalls, March continued to keep our crew busy plowing and shoveling Additional labor was brought in to assist with some shoveling of hydrants, propane tanks, and roofs. During bitter cold in early March we had to bring in a professional septic service to open a frozen sewer line behind C cluster. The sewer lines have clean out caps which can become dislodged allowing cold air infiltration which causes the freeze up. Those will all be checked throughout the grounds over the summer. Then, during the mid-month thaw, ground water flooded one unit in A cluster by coming through the sleeve housing the water supply to the unit. We will need to correct the drainage in front of that unit this summer.
A guest who pulled over to finish a cell phone call backed into one of the new light poles by the bridge and we will replace the pole and fixtures as soon as the ground completely thaws. Fortunately, the guest reported the accident and is paying for the repair.
Vermont State Law mandates that all condominium units have hard wired carbon monoxide (CO) detectors installed outside of each sleeping area by October of 2007. We have purchased new combination smoke and CO detectors out of this current year’s operating budget and over the next several months we will be replacing all of the existing hard wired smoke detectors in the units with the new combination detectors. For added safety, the existing plug in CO detectors in each unit should be left in place.
Office Hours
We plan on closing The Woods administrative office on Saturdays and Sundays from April 14 through mid June. We will then open Saturdays from 9AM to 12Noon starting in mid June to be available for owners and guests throughout the summer and fall months. The Spa will remain open seven days a week on a summer schedule.
Summer Capital Projects
The Cluster Roof Project is scheduled to begin as soon as weather permits. The two remaining units, D-1 and E-2, and several front roofs in A-E cluster will be completed first and then all of G cluster will be done. This will conclude what has been a long, expensive, and important project. Dependant upon budget approval at the Annual Meeting, we plan on resurfacing all exterior walkways with new asphalt paving, straightening crooked steps, and installing hand rails where appropriate.
The Spa
Spa Services were again strong in March and we continue to maintain year to date revenues ahead of budget. We are well positioned to have our most successful year on record. The ten member Killington school swim team has no place to practice in May and June due to the closing of the PICO Sports Center pool and they have asked to use our facilities on eight occasions during that period. Sue Burgess, our Spa Director, is trying to find times when we can accommodate the team without negatively impacting our owners, guests, members, and Spa patrons.
