Capital Projects
As noted last month, the work on the Cluster Roof Project is moving forward. We are almost finished with the roofs in A through F Clusters and should be starting G Cluster by mid-June. The new culverts for the roadway between the TM and E cluster were delivered last week and are scheduled to be installed this month. Walkway repairs will not start until July and will continue through August.
Maintenance/Grounds
Vermont state regulations require that our six water system holding tanks must be independently inspected every five years. All tanks were inspected this month and no problems were found other than some sediment build up in the bottoms. The three tanks which service the Homes, F and G clusters, the TM, and Village units have been cleaned. The remaining three which service A through E clusters will be cleaned this month.
The grounds crew has been prepping the tennis courts and they should be available for play shortly.
Jim Bauer and Jay Ummel from our maintenance department will be beginning unit inspections this month and will send a report to each owner later in the summer.
Owner Survey
Twenty-one “Owner Surveys” have been returned. The surveys indicate a need to repair the walkways (which will happen this summer) and to improve signage and roadway lighting. Other comments were received on the need for additional landscaping, road and parking lot repairs, building repairs, better use of our website and e-mail, sprucing up the Spa locker rooms, and repairing the patios outside the downstairs Village units. Owners also want us to find a way to open the TM restaurant and are in support of creating some rental storage space for owner use in the maintenance garage. Because of labor, time, and financial constraints we cannot immediately complete everything which could be done to improve The Woods. If you have not yet returned a survey, please take a moment and do so. Your comments are taken very seriously by the Board and Management Staff and help focus and prioritize our efforts to better serve owners and improve The Woods. If you need a blank survey, please call or e-mail us and we will send or e-mail one to you.
Rental Program Ideas
Several owners have requested that we get a committee going to talk about a Woods managed rental program. If you are interested please call Beverly Barlow (Woods G-1 and V-36) at 508-228-4667 or Tony Hart (Woods General Manager) at 802-422-3100. Also, if multiple owners are interested in summer or winter seasonal rentals we could pool marketing dollars and place classified ads in the Mountain Times and Ski Magazine for winter or Florida newspapers for summer and have calls come to The Woods. Call Tony Hart at The Woods if you are interested or have any comments or suggestions.
The Spa
The Spa revenue numbers for May were slightly behind last year’s and will hopefully improve for June. This past month we hosted a “Special Olympics” swim team practice every Saturday morning and the town of Killington youth swim team practice every Sunday morning. We will continue to host the Killington team until mid-June when the town’s outdoor pool opens for the summer.
Killington Sale Final
On May 12th the asset sale of Killington and Pico Ski areas to SP Land and POWDR Corp. was completed. On May 19th Chris Nyberg, the new president of Killington/Pico Ski Resort Properties (KSRP), addressed the Killington Resort Homeowners Association. Chris has an extensive and varied background in outdoor recreation, ski resort, and related industries. Chris stated that POWDR saw Killington as the ski resort “Icon of the East” with tremendous attributes and potential for improvement to be made to the resort and its profitability. Chris said people want to come to Killington and the resort needs to improve its appreciation of those people through good service and a good first impression. He stated that Killington needs some capital improvements: nothing is unsafe or broken and the snowmaking and grooming are excellent but the resort is looking old and needs some polish. No major capital expenditures are planned for this year; however, this summer POWDR will spend more than ASC had in the past two years. Improvements will be made to restroom facilities in Ramshead, some lifts will be painted, some buildings repaired, and some needed signage will be addressed. In the longer term the Snowshed and Ramshead base lodges will be replaced and lift improvements will be made. Chris had only been at Killington for five days and said he had not yet had time to look at everything. When asked about the Killington-Pico interconnect, Chris stated that he would need to study both the plans for the interconnect and the return on investment of completing it but felt it would not be an immediate undertaking. First, the facilities and infrastructure at each area needed to be improved. Chris stated that Killington needed only minor redirection. There would not necessarily be a paring down of staff, but rather a reorganization to improve efficiencies. He wants to get the right people in the right positions and move forward. When asked about summer programs, Chris said that, “summer was tough.” The summer program at PICO will continue to run and the mountain biking and golf programs at Killington will continue to operate but he plans to remove the water slide at the K1 base area. Overall his presentation was positive, upbeat, and well received by those attending.
