Capital Projects

Our contractor, JK Hamilton Builders, is now focused on re-roofing the G cluster building.   Thank you to those owners for their cooperation this summer.  The new road culverts between the TM and F cluster have been installed.  The old ones were completely rusted through and crushed in several places and found to have been placed in a bed of forest soils, boulders and an occasional log.  The new culverts were placed on a good bed of gravel and surrounded with an aggregate of gravel and crushed asphalt.   We will try to pave the road cuts when the paving contractor is here for walkway work in August.   Painting of the TM locker rooms was completed July 2.

Maintenance/Grounds

A copy of the “2006 Woods at Killington – Water Quality Report” was enclosed with your July statement.  In summary “Woods at Killington’s drinking water meets or surpasses all Federal and State drinking–water standards.”    The Water Quality Report came from TPW Management because our testing is performed by David Pezzetti who was with Wise Property Management and is now with TPW.  Jim Bauer is awaiting final approval from the state to take over that responsibility.  We are still coordinating with outside vendors to complete some planned tank cleaning and system work this summer.

The grounds crew is finishing landscaping projects on the road side above A Cluster and by Village Center Buildings 2 and 3 and will soon move on to walkway and step repair.  Washouts in the gravel roads to the water system pump houses are being repaired to ensure adequate access to those facilities.  As always, the weekly tasks include extensive mowing and weed whacking. 

Jim Bauer and Jay Ummel are busy tending to the many maintenance issues which always pop up as our summer monthly renters arrive.

Restaurant

We have met with one local individual who is interested in operating the restaurant in the TM.  He has a strong history of managing the service side of the business and has a good concept of the quality experience needed to succeed at The Woods.  He is currently analyzing expenses and revenue projections and is also seeking an equity partner.  He has requested that The Woods explore updating the chairs in the restaurant and improving the signage on the Killington Road and coming up to the TM building. We are meeting with a second potential operator later this month.  Wish us luck!

  The Spa

Spa revenues for June exceeded budget and more than made up for the slight short fall in May.  We are seeing an increase in one and three month memberships while our massage services continue to be the core of our business.   If you have not noticed, we have added new lane dividers to separate the lap lanes and the wading area in the pool.  Our summer renters repeatedly tell us that the pool, tennis courts, and exercise room are one of the main reasons they return to The Woods each year.
