Fall Homeowner Meeting
The Fall Homeowners’ Meeting held on Saturday, October 27 was attended by 22 Woods Owners representing 16 units. The Woods management team reviewed operations and financials year to date. Heidi Bomengen, Woods Association President and a principal broker of Prestige Real Estate, compared area condominium sales so far this year to sales in 2006. The operations review is summarized on the owner newsletter section of our website, www.WoodsResort.net. Discussion followed concerning possible future projects and the need to strengthen reserve funds. It was also suggested that we firmly establish any dates for Owner Meetings at the beginning of the year and publicize those dates on a routine basis and that we continue to conduct an Owner Survey once a year in January. Input from the Owner Meetings and January Owner Survey is used by the Woods Board of Directors and management to help prioritize future projects and prepare the next year’s budget. We welcome any suggestions Owners have regarding when to schedule Owner Meetings and the Owner Survey.
Maintenance/Grounds
Our grounds crew of Perry Beede and Wayne Belock has removed fallen leaves several times, lawns have been mowed for what we think is a final time, and the grounds are ready for winter and a nice blanket of snow. Our year’s supply of firewood is on site and the wood bins at each unit have been freshly stocked. We have tried to place any wood remaining from last year on top so it will be used first.
Jay Ummel with the help of Tom Owen has been busy with in-unit service requests and finishing any exterior building maintenance projects. We will be performing in-unit inspections this month and will check thermostat settings as we head in to colder weather. We have already had one call for a low temperature alarm because the heat was shut off in the unit. We are also focusing on checking windows and sliders for proper operation and any rotted wood. We know of several sliders that leak due to rot around the sill at the bottom and there are windows that no longer close properly. If you have similar issues in your unit, please bring them to our attention. We will not be able to address everything this fall, but we do need to thoroughly asses the scope of the problem and develop a plan of attack.
Restaurant
Our new restaurant operator, Nigel Noble, is closing up his operation in South Carolina and will be here this month. Nigel plans on opening in mid-December and operating five or six nights a week through March. He is also looking at offering breakfast and lunch on Saturdays and Sundays during the peak ski season. As soon as it is ready, we will post a sample menu on our website. Please spread the word about the restaurant – it cannot succeed without our support and a steady clientele. We plan on having an Owners Happy Hour (cash bar) every Saturday during ski season from 4PM to 6PM as a way for owners to meet and exchange ideas as well as a means of gaining more exposure for the restaurant.
Shuttle
We are again contracting with “Gramp’s Shuttle” to provide service to and from the mountain for Woods Owners and Guests. Service will start Thanksgiving weekend and continue weekends only until December 22. Service will run daily from December 22 through March 23, 2008. The schedule and reservation phone number will be posted on our website as soon as it is finalized and will be mailed out with the December Owner Newsletter and delivered to each unit.
Spa
Revenues were slightly off from budget for October but still remain ahead year to date. In addition to the new faces at the desk, you will also notice a new 42” flat screen TV in the fitness center. Members have commented on how nice it is to be able to see the television from the entire exercise area. The new staff is working with our therapists and estheticians to get schedules firmed up for the holidays. We have already started booking appointments for the holidays and we encourage our Homeowners to schedule treatments as soon as possible. As always, your 10% discount is good throughout the year, holiday periods included! Winter hours start on Thanksgiving weekend, November 23 and will be as follows:
Sunday through Thursday 9AM to 8PM
Friday and Saturday 9AM to 9PM
