Capital Projects

This month we will mail an “Owner Survey” to each Owner at the Woods and request input on what you feel current and future priorities should be. Please take a moment to review and complete the survey when you receive it.  Our list for needed future projects includes:

  • Replace major components of the Heating System for the Terra Median..  The TM has eleven separate hot air heating units servicing different sections of the building and a large “Zephyr” unit servicing the pool air and water.  Six of the original hot air furnaces are rusting out and are extremely inefficient (one is inoperable and has been shut down by the gas company)
  • Repair and paint the Stucco siding on the Cluster Units – some sections have severe damage and water infiltration rotting the plywood underlayment.  This project could be done in phases over two or three years.
  • Replace the shake roofs on the Village units with asphalt shingles.  There are some minor leaks now and at some time soon the roofs need replacing.  Again, this could be broken into phases completing several buildings a year.
  • Begin replacing windows and sliders that have rot, leaks, or no longer fit or operate correctly.  This would be one project for Village owners and a separate project for Cluster owners and could be small but on going over many years as need dictates.
  • Replace walkway lighting including new underground wiring, posts, and new energy efficient fixtures.
  • Replace two hot water storage tanks in the Terra Median building.  Of three tanks, one had to be replaced last summer and the remaining two are now starting to leak.

Maintenance/Grounds

December snow storms have kept our grounds crew busy.  In addition to road and walkway maintenance the crew has tackled heavy snow and ice build up on several roofs including the TM building.  We have already brought in a large bucket loader to push back snow banks in parking lots and along roadsides allowing for future snow removal and to prevent areas from becoming closed in.   If you are here during a snow storm, please understand that we cannot get to every parking area at the same time.  We focus on keeping the main roads open first to allow everyone to get in and out of their units.  Unfortunately with a three person crew sometimes all walkways are not completed until later in the day and some parking areas are very difficult to thoroughly plow when they are full of vehicles.

Mechanical issues have ranged from half a dozen or more problems with individual furnaces and hot water heaters to replacing a major component of the Zephyr Unit (TM pool area heating system and replacing the exhaust fan in the Women’s locker area in the TM.  We also responded to late night calls to service the TM fire sprinkler system during a power outage and to reset well pumps to provide domestic water to units in A, B, and C Clusters.

On a positive note, please welcome Darren Young, a new hire, to our grounds crew.  Darren started on December 24 and has spent his first week shoveling snow, delivering firewood and helping remove trash for owners and guests throughout The Woods.

Restaurant

Isabella’s at The Woods opened on Friday night December 21.  Volume has been light but reviews on the quality of the food and service have been excellent.  Dinner entrees include Duck, Lamb, Filet Mignon, Venison, Chicken, Trout, Lobster Tail, and Salmon prepared to your individual preference.  Breakfast and Lunch are also offered on Saturdays and Sundays.  We are encouraging Wood’s Owners to meet and socialize for an informal  Happy Hour every Saturday evening between 4pm and 6pm in the bar area. 

Spa

The Spa continues to grow its reputation as “the” Spa to visit for services in the Killington area.  December revenues will again meet budget surpassing last year’s numbers.  We have had a very busy Holiday week and hope the trend continues through the remainder of the year.  Enclosed is an insert highlighting our seasonal specials. Remember owners receive a 10% discount on most treatments.  If you would like to schedule a service while you are here, please book in advance.
