Annual Meeting

The Woods Annual Meeting was held Saturday, May 3 at The Woods Resort.  68.68% of the voting members were represented in person or by proxy establishing the necessary quorum for the transaction of Association business.   The operating and capital expense budgets were approved.  Chris Arrowood, Paul DiGeronimo, and Richard Mandel were elected to serve two year terms on the Board of Directors.  They join Ed Martins and Bob Fers each of whom have one year remaining of their two terms.  The new Board is:

Discussion focused on the current status of the Kohl/Madowitz law suit, the proposed budget and capital projects and thoughts regarding the restaurant in the TM and possible suggestions to help the current operator be more successful.  Chris Arrowood is forming a committee of Homeowners to consolidate thoughts regarding the restaurant and the TM and discuss the current and future utilization of the facility.

Kohl / Madowitz Lawsuit

Both sides in the lawsuit have filed motions for Summary Judgment and the parties are headed toward court appointed mediation in mid July.  As the defendant, we feel we have a strong case but await the legal outcome if we do not come to agreement through the mediation process.   We have a copy of our motion for Summary Judgment at the administrative office in the TM building and can e-mail or send a copy to you.  It is 33 pages, but does explain our position.

Maintenance/Grounds

Good spring weather has allowed us to quickly clean up from winter and move into summer.  We have spread topsoil and grass seed along the main roadside and other areas damaged from winter, the tennis courts have been prepped and opened, the pool and hot tub were drained, cleaned, and painted during the first two weeks in May, outdoor hand railings and light posts throughout the complex have been painted and our crew has just completed the first full mowing of the property for this summer.

Staff Changes

Please welcome Keith Murray to our maintenance crew.  Keith will work with Tom Owen of our maintenance staff and focus on TM and in-unit maintenance as well as other exterior maintenance projects such as painting the light posts and railings, pressure washing decks and performing minor building repairs as needed.

Wendy Pringle, our finance director, has left The Woods to accept other work.  Wendy joined the Woods over three years ago and was instrumental in organizing the Woods' finances and establishing accounting systems to keep them organized and flowing properly.  At this time we have not looked for a permanent replacement.  Presently, we are employing some part time assistance one or two days per week and are absorbing some of Wendy’s duties with our existing staff.

Summer Capital Projects

Capital projects for this summer will include beginning to repair stucco siding and painting the grey cedar siding in several of the worst areas on the Cluster units, begin replacing some failed windows and sliders in the Village units, replacing two hot water storage tanks in the Terra Median building, and installing new hatch ways to our water system holding tanks to comply with state requirements. Work on the Cluster units should start before the end of June. 

Thank you to the owners who prepaid the Cluster Capital Assessment.

  The Spa

The Spa finished the year with a strong April resulting in its best year on record.  The net income from the spa for the year was over $40,000.  Three years ago it barely broke even and prior to that it ran at a loss.  Congratulations for a successful year and a job well done by Sue Burgess, the Spa staff and all of our therapists for establishing The Spa at The Woods as “the preferred” spa in the Killington area.

As a reminder, we have changed to our Spring, Summer and Fall schedule.  Hours of operation are now:

            Monday through Friday            8AM to 6PM

            Saturday                                   8AM to 8PM

            Sundays                                   9AM to 5PM

Invoice Change

We will soon be sending the monthly invoices out before the first of the month to encourage owners to send the monthly assessments in sooner.  Currently invoices are due upon receipt but we do not receive many payments until the very end of the month which can create a very tight cash flow situation.  We also have the ability to e-mail invoices.  Please let us know if you would like to receive them electronically.
