Operations Recap for May through October of 2008
Capital Projects
Cluster Units – Completed Sto (stucco) siding repairs and painted the white stucco and grey trim and siding in E and F Clusters. Painted the grey cedar trim and siding on the fronts of the units in A, B, C, and G clusters. Completed front roof repairs on units A-5, A-6, and A-7.
Village Units – Replaced living room glass sliding doors in units V-22, V-24, and V-37. Eleven replacement windows have been ordered for installation in V12, V-13, V-32, and V-36. The windows are back ordered. We are scheduled to get the worst of them installed in early December. Several may need to wait until spring.
Common – We are working with Harrington Engineering and the State of Vermont Water Supply division to finalize required upgrades to our water system. These upgrades include improving access to our underground storage tanks and installing storage level controls and alarms on tanks which do not currently have them in place.
TM – Replaced two hot water storage tanks. We will also be replacing one hot air furnace which heats the men’s locker area and treatment rooms on that side of the Spa. That furnace failed this week and replacement should be completed before Thanksgiving.
Sue Burgess is shopping for some furniture upgrades for the women’s lounge area in the Spa.
Water System Repairs
- Replaced the one inch water line from the curb stop to the furnace room for unit B-7.
- Installed secondary containment barrels for our two chlorination systems.
TM Repairs
- Replaced a small section of standing seam metal roofing on the gable over the north side emergency exit from the pool area.
- Cleaned the surface and repainted the pool and hot tub.
TM repairs cont.
- Painted the stucco around the greenhouse window by the main entry to the TM and completed minor repairs to the ceiling above the porte cochere.
- Replaced/upgraded emergency lights and exit signs throughout the building.
Grounds / Maintenance Projects
- Resurfaced the gravel paths inside the Village Circle.
- Re-pointed the mortar in the chinking for the Village furnace room chimneys.
- Corrected drainage behind V-22.
- Repaired the intake around the culvert under Woods Lane across from C cluster.
- Cleared space for owner storage in the maintenance garage.
- Removed dead trees and limbs throughout the property.
- Changed batteries in all smoke detectors.
- Inspected and re-charged fire extinguishers in all units.
- Replaced the last two maroon directional signs with new signs in gold on black.
- Replaced kitchen outlets in all units with new “GFI” outlets.
- Painted all walkway railing posts and light posts throughout the property.
- Added over 100 perennials to the grounds –mostly in front of the TM building
Future Projects to Consider for the Short and Long Term
Cluster Siding
Continue with years two and three of a three year project to repair and paint the exterior siding throughout the Cluster units.
Decks
Pressure wash and paint all Cluster decks and Village decks as needed.
Replace Village ground level concrete patios.
TM HVAC
Continue to seek viable economic alternatives for replacement to the TM HVAC systems.
Village Roofs
We have one estimate to re-roof the Village units with architectural asphalt shingles.
Village Windows and Sliders
Continue with the replacement of windows and sliders as needed.
Walkway Lighting
The wiring and posts for much of the exterior walkway lights are in poor condition and need replacing
Replace the drains and overflows on the fire ponds.
The drains are galvanized metal culvert which is now 20 years old and rusting out.
Paving
Repair and repave sections of the Village Circle, Woods Road from the TM to G cluster and the Homes, and some parking areas. These areas are in poor shape but not a priority.
Add one more layer of asphalt paving to the main road coming in. Two different paving contractors have told us that the road could use one more layer of asphalt. The contractor who rebuilt and paved the road several years ago said budget constraints at the time did not allow another coat.
Landscaping
Continue to improve the grounds and add some shrubbery and perennials to areas with limited landscaping. This should be an ongoing project with improvements made each year out of the operating budget. Little to no landscaping was done around E, F, and G Clusters and the Village units could use some landscaping around many of the entries.
Roadway Lighting
Add roadway lighting on the main road. This has been a known need from the owner surveys sent out. The issue is that there is not a power source along the road side to use for lighting therefore the project is more involved than simply adding more light poles.
Salt, Sand, and Firewood Storage
This is a request from the grounds crew. Proper storage would keep firewood drier, allow bulk purchase of salt for winter use, and prevent any environmental issues with sand and salt storage.

ADVANCE RESERVATIONS REQUIRED
LEAD-TIME REQUIREMENT is 45 Minutes. For Morning Pickups: CALL: 802-747-2059 to make a reservation at least 45 minutes before your desired flight. Please see the flight schedule times below before you call. (It’s best to make a reservation the night before).
Woods Units - PICK UP SCHEDULE
Pick-up is in front of your unit, please be ready on time. The driver will try to call you at your unit 5 to 10 minutes prior to pick-up. Weekend service starts November 23, 2007. Weekday service starts December 17, 2007. Service ends March 23, 2008.
Weekends/Holiday Periods Weekdays after 12/16/2007
Flight #1: pick-up between 7:20 & 7:30 8:40 & 8:50
Flight #2: pick-up between 7:50 & 8:00 9:20 & 9:30
Flight #3: pick-up between 8:20 & 8:30 9:50 & 10:00
Flight #4: pick-up between 9:10 & 9:20
Flight #5: pick-up between 9:50 & 10:00
Call at least 45 minutes in advance of your selected flight time. You must provide the following information (you may leave a message):
A) Is this a (New or Cancel or change Reservation)
B) Your Unit # (like Beachwood 7, Village 45, etc) and Unit Phone #
C) Number of people in your group and Flight # requested (flight 1, 2, 3, 4, etc.)
D) DAY (Sat or Sun, etc.)
If your desired flight is full, you will receive a call back to schedule an alternative pick-up time.
The weekend/holiday periods schedule applies Saturdays, Sundays, and Holiday Periods when Killington lifts are scheduled to open at 8AM. The weekday schedule applies midweek when Killington lifts open at 9AM.
Killington – Snowshed pick-up - RETURN SCHEDULE
Pick-up at the Snowshed shuttle pick-up area is on a first come basis. Reservations are not needed for return to The Woods. The Van will leave on a full load or near full load. Estimated return times are:
Departure from Killington pick-up area 2:45 (Weekends and Holiday Periods only)
Departure from Killington pick-up area 3:15
Departure from Killington pick-up area 3:45

If the last run is overloaded, additional runs will continue until no one is left waiting.
Please be aware of Killington pick-up and drop-off locations during shoulder seasons.
If you need transportation at any time other than the schedule shown above, you can call Gramp’s Shuttle at 802-236-6600. The charge for drop-offs and pick-ups at locations on the Killington Road is $4 per person for a minimum of two people.

Widespread Power Outage
The late April storm Sunday and Monday brought a foot of heavy wet snow to Killington and severe wind to the area Monday morning. The Woods lost power from Monday morning until Tuesday morning. Temperatures were in the 30s and 40s and freeze ups in units was never an issue. With power back on The Woods maintenace crew is checking units to verify that furnaces and water heaters are back up and operating properly. Wind damage to trees and power lines was extensive and many homes in the area are still without power and may be so for several more days.

Capital Projects
Cluster roofs – Work continues on the roofs in B and C clusters. Owners whose units have been completed are pleased with the repair and quality of the work. The chimneys still need to have the stucco finish applied. Hopefully we will begin the front roof work that wasn’t done last year on D and E cluster units by mid August.
TM lobby refurbishment – A painting contractor has been scheduled for the TM lobby during the first two weeks of September. We plan on using warm earth tones (tan and brown) with other accents. The existing furniture will also be replaced at this time or shortly thereafter.
Grounds
Jim Bauer and the grounds crew continue to improve the overall look at The Woods. Jim has added a stone bridge over the stream in the area in front of the TM and will be finishing the surrounding area to create more of a statement in front of the building. Repair of the worst walkways and steps should begin in August. Unfortunately the weather in May and June put us and our paving contractor behind schedule.
Refurbishment

Rental Survey
At this point there is strong but limited interest in exploring a Woods rental program. We will be contacting owners who indicated a willingness to participate in a focus group to discuss the results of the survey and exchange thoughts pro and con.
Spa
Heather Bruce who has been on the Spa desk for the past year is leaving in September to pursue a graduate degree in nutrition from the University of Alabama. We will miss her and wish her the best. We are fortunate to have Beth Gage who has worked at the Spa on a part time basis for the past two years while attending the University of Vermont to be joining us full time.
Summer Rentals
We occasionally have people who call us seeking a long term rental. Although we do not manage any rentals, we will give their names to owners who are looking for a renter. So if you are interested in a long term renter, please let us know and when we receive inquiries we will forward them to you.
Web Site
Our new web site, www.WoodsResort.net will be live soon. This newsletter and other Woods information will be posted on www.WoodsResort.net.owners on a routine basis and you may access it from either site. The www.woodsResort.net.owners has an area for inputting your e-mail address to automatically receive updates posted to the site and has an area to comment on existing postings. This can be a great way for owners to share opinions and exchange ideas.

Update from the Woods
Here is a general update on the Woods from Jim:
- Village Staining
This project has been going very smooth and on budget. Happy Valley will be finishing VC # 5 on 8-19-05 and will begin VC # 6 next week. This puts us at the half way point for this project and the outlook for finishing this season is very good. - Village Siding
Siding repairs are complete - Village Chimney
The rebuiding part of the project was finished. We are now waiting for the installation of the new metal caps, which is set to begin on 8-18 & 8-19. - Cluster Door Painting
This project will start in 2 weeks, which is good as most summer renters leave around this time. - Cluster Entrance Light Poles
This project is complete. We installed a new post with cap, new sign, three light fixtures per pole and an outlet. At the base of the pole we built a 2 ft. high stone wall that is 5 ft. in diameter and filled with topsoil. Next year we will plant flowers similar to what is on the bridge. - Cluster Power Washing
One building at E cluster still remains (E-1/E-2) to be done and all of D cluster needs to be done. Everything else is finished. Project should be done by the end of this week - Fire Ponds
B Pond i almost done - only needs some final grading and landscaping. The A Pond digging will begin on 8-18 and will be complete by 8-24. - Step and Rail Repair
We will begin more step and rail repair in the D cluster on 8-19. D has had some washouts that are effecting the stability of the steps. After D we will address the B units. After that we will step in on an as needed basis.

Some quick updates
Many of you may know this by now, but here are a few quick updates on other things that happened:
- Earlier this summer we closed the bank loan
- We started replacing and adding safety railings to ensure that we continue to meet the safety code
- We are well on our way to create a new web site for The Woods - trying to better market the property as a whole (more on that later)
- The village staining project is well underway (buildings 3&4 are completed, unit 5 is in prep) and it looks like we are on target to finish the project before the winter
